Important Update on 'Multiple Concessions Apply Feature

The triConvey QLD Stamp Duty Calculator has an option for when Multiple Concessions Apply. Previously, the calculator provided options to enter different concessions by way of fractions.

The options to enter the fractions has now been removed from existing matters with Settlement Dates from 8 June 2025. Please note, no existing data will be lost from your matter.

Matters with Multiple Concessions entered with Settlement Date pre 8 June 2025 will appear as follows:

Please use the Queensland Revenue Office (QRO) Transfer Duty Calculator to calculate mixed/multiple concessions. Refer below for When Multiple Concessions Apply for more details.

Concessions and Grants

Home Transfer Duty Concession

The QRO has introduced the First home (new home) concession and updated the First home vacant land concession for eligible transactions entered into on or after 1 May 2025. A full transfer duty concession is available on residential land only.

The triConvey Stamp Duty Calculator currently caters for properties which are solely residential land. Please refer to the QRO transfer duty calculator for a property which includes both residential and non-residential land.

There are four types of rates for home concessions available:
  • Home concession;
  • First home concession;
  • First home (new home); and
  • First home vacant land concession.

For more information on rates and their thresholds, please refer to Queensland Revenue Office (QRO) Home transfer duty concession rate page.

First Home Owner Grant

The First Home Owner Grant (FHOG) is:
  • for eligible first home buyers who are buying or building a new home valued less than $750,000 (including land and any contract variations); and
  • applies to contracts signed between 20 November 2023 and 30 June 2025 (both dates inclusive).

The FHOG amounts are as follows:
  • $30,000 for contracts between 20 November 2023 and 30 June 2025 (both dates inclusive);
  • $15,000 for contracts signed before 20 November 2023.

For more information on eligibility, please refer to Queensland Revenue Office (QRO) website.

The QRO Application for the Queensland First Home Owners' Grant is also available for use in your triConvey Precedent Library.

Additional Foreign Acquirer Duty (AFAD)/Foreign Purchaser Duty

Additional foreign acquirer duty/foreign purchaser duty is based on the foreign acquirer's interest of the dutiable value of the AFAD residential land.

The following rates apply:
  • 7% on or after 1 July 2018; and
  • 8% on or after 1 July 2024.

For more information on assessing and calculating additional foreign acquirer duty, please refer to the Queensland Revenue Office (QRO) website.

Using the Stamp Duty Calculator

triConvey's Stamp Duty Calculator will check the following information from your matter to calculate Transfer Duty, concessions, AFAD and grants:

  • if an Unconditional Date has been entered and, if so, it will use this date;
  • if no Unconditional Date is entered, it will use the Contract Date
  • if no dates are selected, it will assume today’s date
  • the entered dutiable value
  • the Concession Type selected;
  • the Foreign Interest Fraction and Value for the FPD entered; and
  • if the Grant Type selected is First Home Owner Grant.
